In December 2020 Avrenim Developments team was appointed by Warrington Borough Council to undertake external refurbishment works to Padgate Library.
The existing wooden porch had deteriorated to the point where water was leaking through wooden door and window frames, causing a significant damage to the building itself.
The existing canopy was stripped back to its original gridline. A new aluminium curtain door and wall system was installed in the place of the old one, improving the thermal properties of the building, as well as providing much needed privacy for the reader by using a tinted film
The external barriers and facia were painted and new lights installed, remodelling the overall aesthetics of the building As part of the works, Avrenim removed existing glazed roof panels contaminated with asbestos and replaced them with new insulated panels and new aluminium frames.
The new panels were fitted all the way from the school entrance to the fire exit located on the other side of the building which came with its challenges.
Internally, our team has completed some minor joinery work i.e. all of the door sets were fitted with new intumescent strips, making good to facia, fitting carpet tiles and new blinds.
Good team efforts, liaising with the end-user and good communication between school staff and sub-contractors have contributed equally to the overall success of the project
Challenge
Works were carried out next to the only school entrance. School children were gathering on the access ramp in the mornings
Solution
Using Heras fencing to hoard off the area where builders were working that day and stopping when children were going in and out of the school.
Results
We successfully completed works with no disturbance to the initial program. The Project was delivered within the original time frame.
