In the summer of 2021 Avrenim Developments team was appointed by Mersey Care Foundation Trust to undertake refurbishment works to one of their listed properties.
Windsor House located directly opposite to the Liverpool Anglican Cathedral lies just outside conservation area nonetheless the property is protected as a part of Grade II building restrictions.
The job itself was split into three categories internal works, external works and access.
Internal works – involved carrying out repairs to no.15 sliding sash windows and replacement of no.7 . The works included making good to the existing features and internal as well as the external painting.
After the works began, it became apparent that windows were in much poorer condition than tender package have identified. Team have produced condition survey to address all of the problems with rotted timber. In the end we ended up replacing 29 additional sashes.
External works – pointing of low-level and high-level brick wall in lime mortar and chimney pot replacements. Avrenim have been responsible for providing the two lime mortar samples buff for the old house and black for the external retaining wall to the courtyard. Samples were subsequently approved by conservation officer and external works could begin.
Access – this part was extremely crucial for successful delivery of external works. In order to complete any high level works Avrenim had to manage their subcontractors who were involved in providing and fitting the steelwork onto the roof to support the structure from excessive scaffolding load.
Avrenim have provided client with weekly updates in the form of progress reports outlining the progress of the scheme.
Challenge
The biggest challenge of this scheme was the winter weather. During the 6 mounts that we spend on site, we had multiple storms hitting Liverpool which brought a lot of rain.

Result
Overall project resulted to be successful due to correct planning and thorough work of people involved in this scheme.
